What leasing options are available?
We generally do 1-year leases. Depending on availability and time of year, we can do shorter terms and furnished leases. Give us a call and we'll see if we can assist you!
Is there Background Check Fee?
We require a non-refundable Background Check Fee of $20 for every applicant and occupant 18 years of age or older.
When is rent due? How do I pay rent?
Your rent is due every month on the 1st. You have many options when it comes to paying rent; we want to make it easy for you! The easiest way is to set-up auto-payments through your Resident Portal. We accept e-check, credit card, online banking, automatic withdrawal, payment by mail, and money gram. We do not accept cash.
What is included in the rent?
You will have access to all of our amenities including our newly remodeled Clubhouse, Business Center, Saltwater Swimming Pool, 24 Hour Fitness Center, Sport Court, Kids Activity Zone Playground, Toddler Playground, and Dog Park.
Is there a late fee for overdue payments?
If rent is not received by the 5th of the month your account will be assessed a $50 late charge.
What utilities are included or not included in the rent?
Residents pay for their own gas, electric, and water/sewer.
Is renter's insurance required?
Yes! It is required that you carry renters insurance to protect your belongings. Damages caused by a resident, even when unintentional, are the financial responsibility of the resident. Without renter's insurance, you don't have coverage for personal property loss, liability, or injury to others that may result from accidents or your negligence. We have partnered with Homebody, a premier provider of renter’s insurance products. Homebody works with several A-rated insurance carriers to bring you policies with excellent coverage at a very affordable price.
Can the apartment be sublet?
Yes, we do allow subletting! Reach out to our Leasing Team and they can walk you through the process.
Can the apartment be listed on Airbnb?
No, our apartments cannot be listed on Airbnb.
What is the guest policy?
Your apartment is your home and we expect you to enjoy having guests over. If you do have someone stay for a significant amount of time please let us know as we do have occupancy guidelines that must be followed.
What is the pet policy?
We are a pet friendly community! We do have weight restrictions based on floor plan. Aggressive dogs are prohibited. These breeds include but are not limited to: Pit-bulls, American Staffordshire Terriers, Chow Chows, Rottweilers, Dobermans, Akitas, Dalmatians, Great Danes, Siberian Huskies, Cane Corsos, Perro de Presa Canarios, American Bulldogs, all forms of Mastiffs, Hybrid Wolves and other similar dogs known for their aggression. Please note, no mixes of these breeds will be allowed. A Pet Addendum is required for both cats and dogs as a rider and forms a part of the Lease Agreement. A non-refundable Pet Charge of $300 per pet (any additional pets will require an additional $200 non-refundable Pet Charge) and a minimal Monthly Pet Charge of $40 for the first pet and $30 per month for each additional pet. For each pet weighing 50lbs. or more there is an additional $100 non-refundable pet charge. (Weights may be reassessed after move in when adult weight is reached.) No hidden fees! As a convenience to you there is no additional Pet Security Deposit or Pet Move Out Charges. Upper apartments have a weight limit of 60 lbs, lower apartments have a weight limit of 110 lbs.
What about internet service?
All residents take advantage of he Ultimate Technology Package at a savings of 60% off retail pricing. The package includes High-Speed Wireless Internet (up to 400 Mbps), 2 Set-top Boxes, Digital Cable & Streaming 200+ Channels, Disney+, Paramount+, & the SHOWTIME® package. A required discounted Technology Charge of just $109 will be added to the monthly rent. *All prices subject to change.
How are repairs handled?
Our award-winning maintenance team will take care of your service requests. They are here Monday through Friday from 8 am to 4:30 pm. Just log into your Resident Portal and place your service request or give our Leasing Office a call and we can place the service request for you. Our goal is to complete each service request within one business day but, from time to time it may take longer due to ordering parts - we'll keep you informed of the progress of your request.
How are emergency repairs handled?
Our Maintenance Team is available for emergency service requests 24/7. Just call our office and a member of our team will get the details of what is wrong and if there is an emergency we will dispatch someone to assist you.
What is the parking situation?
We have an abundance of parking throughout the community. Some of our apartments include an attached garage. Ask our Leasing Consultants about this option.
Is a fee or permit required for parking?
There are no fees or permits required for parking.
What is the policy for guest parking?
We have open parking for our residents and guests. We do ask that if a guest will be parking in our lots for a significant period of time that you let our Leasing Office know. It is imperative that all guests follow our snow removal plan just as our residents do to make sure we have clear parking lots for everyone in the Winter.
How do I get my packages?
Packages are delivered to your front door at Renaissance Place. If you have a large amount of mail or a larger package from the U.S. Postal Service we do have lockers for our postal workers to use for you.
What is the smoking policy?
We are a 100% Smoke-Free Community.
Do you have recycling?
Absolutely! Recycling services are included in your Valet Trash service. Additional recycling dumpsters are available.
When is trash picked up?
To help keep our community beautiful and to assist our residents; we have engaged Valet Trash & Recycling services. You will be provided with a Deck Box that is kept outside your apartment home. With this service you will be able to place your bagged trash and recycling outside your front door 5 days/week! Service will take place Sunday through Thursday in the evening. There is a mandatory monthly charge of $25 for this service.
Is additional storage available?
Some of our apartments include an additional storage area which is located off the patio area. If your apartment does not have one or if you need an additional storage area you can rent one at one of our sister communities — ask one of our Leasing Consultants for additional information.
Can I reserve the common areas? Are there any fees?
Absolutely! Our residents can rent our Clubhouse during non-business hours. There is a charge of $75 per event.
What are pool hours and seasonal availability?
We have a stunning saltwater swimming pool that is lifeguard attended. It's open Memorial Day through Mid- August. Hours may vary depending on the time of year and the weather but they are generally 11 am to 7 pm.
What school district serves the community?
We are part of the top-rated Williamsville School District (Country Parkway Elementary, Transit Middle School, and Williamsville East High School).
